Every transfer means the same research: title and encumbrances at the Kadaster, authority and ownership at the KVK, and a Wwft client investigation the BFT can audit. It is repetitive, it is spread across a dozen sources - and the notary carries the liability for anything missed.

    Ownership, mortgages, seizures, leasehold conditions, chain clauses and easements - pulled from the Kadaster and checked against the draft deed.

    Legal form, signing authority, ownership structure and UBOs from the KVK; identity and representation documents read and cross-checked.

    Wwft client investigation

    Sanctions and PEP screening, ABC-transaction and quick-flip detection, source-of-funds indicators, and a price-versus-market check using Plekundig valuation data - every indicator logged with its evidence.

    Document reading

An AI agent that investigates every WOZ objection and drafts a motivated ruling, ready to sign - before the deadline.

Objection volumes are driven by no-cure-no-pay bureaus, each one must be answered with a motivated ruling within the statutory term, and every ruling can end up in court. Your appraisers spend their time gathering comparables and rebutting the same arguments instead of valuing.

    Identifies each argument raised - surface area, build year, condition, unsuitable comparables, value versus recent sales - and maps it to your handling rules.

    Gathers the evidence

    BAG characteristics, Kadaster transactions, your own valuation report and comparables, Plekundig market data, energy label - one file per objection.

    Runs the checks in code

    Comparable-selection rules (distance, sale date, type, size), characteristic mismatches, value-deviation thresholds: your rules, evaluated deterministically - never by the AI.

    Drafts the ruling

    A motivated draft ruling on the objection with every figure cited, in the structure your office uses; gaps become explicit questions for the appraiser.
